The First American Title Escrow team of Paseo Padre Fremont. I love working with them because they are so efficient, attention to details and very helpful to close escrow. First American Title Company located 39465 Paseo Padre Parkway, Suite 1250 Fremont, CA 94538, This branch has been holding my deposit for over one month now, Escrow # 6308404 was cancelled as mutually agreed by Seller and Buyer, instructions and cancellation agreement was signed by all parties Sellers, and Sellers agent and Buyers agreed to release funds to Buyers since September 3rd and a copy and instructions were provided to the Escrow officer. Sellers, and Sellers agent and Buyers to cancel and release funds to Buyers, and to this day they have not done, I have reached to the Escrow officer Yvonne Sta Maria, multiple times in the last 30 days, to be exact five times by Email and calls and to this date no response. I'm currently researching for my next step to file a formal complaint with the authorities. I will never do another transaction with this title company in the future.

This escrow company requires you to use their title company. Also, the are kind of short and a bit rude on the phone when I reached out to them out of the blue with a new deal for them. Would advise finding a smaller company that put their customers first.
